A snagging survey is a professional inspection of a brand-new home that lists everything the developer still needs to put right.

New builds go up quickly, and even good developers leave snags behind — chipped worktops, doors that don't close square, missed paintwork, poor sealant, uneven tiling. A snagging survey catalogues every one of those defects in a clear, photographed report you can hand straight to the developer. When to book your snagging survey

The earlier the better — ideally before you legally complete.

  • Before legal completion — the ideal window, while you still have the most leverage with the developer.
  • Within the first few weeks after moving in, if completion has already happened.
  • Within the first 2 years — this is the developer's snagging-and-defects period under most NHBC/warranty cover, when fixes are still their responsibility.
  • Before the 2-year mark if you haven't snagged yet, so any outstanding defects are logged in good time.

Why independent matters

Don't rely on the builder to mark their own work

A developer's own handover check is done by the people responsible for the build, against their own schedule and deadlines. An independent RICS-trained surveyor works only for you — with no incentive to overlook a snag. The result is a complete, evidenced list that's far harder for a developer to dismiss, and it puts you in a much stronger position to insist that everything is put right under warranty.

When should I book a snagging survey?

Ideally before legal completion, so you have the most leverage with the developer. If you've already completed, book as soon as you can — and certainly within the first 2 years, while the developer is still responsible for defects under the warranty.

Can I snag after completion?

Yes. You can have a snagging survey carried out after you've moved in. Most new homes come with a developer defects period of around two years under NHBC or similar warranty cover, so snags logged within that window should still be fixed at the developer's cost.

Do developers have to fix snags?

Under your build warranty, the developer is responsible for putting right defects in their workmanship during the defects period. A clear, photographed, independent snag list makes it much harder to ignore — and gives you the evidence to hold them to it.

What is NHBC?

NHBC is the National House Building Council, the UK's leading new-home warranty and standards body. Its Buildmark warranty and technical standards set out the quality a new build should meet. We check workmanship against those standards so snags are measured against a recognised benchmark.
