An RICS Registered Valuer inspects the home in person. Where we act as Single Joint Expert, both parties are welcome to be present.

We analyse recent comparable sales in the area, so the figure is supported by evidence rather than opinion.

You receive the report

A Red Book valuation with our expert's declaration and statement of truth, issued to both parties or their solicitors together.

Can we just use an estate agent's figure?

It's the first thing most people try, and it's free — but a marketing appraisal and a formal valuation are different documents, prepared for different purposes.

Divorce valuation questions, answered

What is a Single Joint Expert?

A Single Joint Expert (SJE) is one independent valuer instructed by both parties together, rather than each side appointing their own. It gives one agreed figure, keeps costs down and reduces conflict. We're experienced acting in this role.

Is your valuation accepted by the court?

Yes. Our reports are prepared to RICS Red Book standards and comply with Part 35 of the Civil Procedure Rules, including the expert's declaration and statement of truth, so they're ready to be relied on in financial proceedings.

Can both parties instruct us together?

Yes — that's the Single Joint Expert arrangement. Both parties, or their solicitors, instruct us jointly and we provide one impartial valuation to each. We can also act for one party on a sole basis where preferred.

How much does a divorce valuation cost?

From £300. The final figure depends on the size, value and location of the property. You'll see an exact price on screen before you commit — there's no charge for the quote and no obligation to proceed.

Do we need a valuation for Form E?

Form E asks you to state the property's value and the basis for that figure. Many solicitors ask for a formal Red Book valuation rather than an estate agent's estimate, because it can be relied on if the settlement is contested. Your solicitor will advise what's needed in your case.

What date is the property valued at?

We normally value at the date of inspection, reflecting current market conditions. If the court or your solicitors have directed a different valuation date, tell us when you instruct us and we'll prepare the report on that basis.

What if one party disagrees with the figure?

Where we act as Single Joint Expert, either party may put written questions to us under Part 35, and we'll answer them. That's usually quicker and far cheaper than commissioning a second valuation.

Can you value more than one property?

Yes. Where a settlement involves a buy-to-let, a second home or land as well as the family home, we can value each of them and set them out in a single instruction.

How long does it take?

We usually attend within a few working days of being instructed and return the completed Part 35 report shortly after, so the settlement isn't held up.
