1. About us and what we do

These terms apply when you ask BTB Surveyors Limited to arrange a property survey or valuation for you.

BTB Surveyors Limited is a company registered in England and Wales (company number 13916560, VAT number 449 8767 22), with its registered office at 119A Friar Gate, Derby DE1 1EX.

We are not the surveyor. BTB Surveyors is a lead-generation and booking service. We take your enquiry, recommend a survey level, agree the fee, arrange the appointment and manage the process. The inspection and the report are carried out by an independent surveyor from our partner network. Every partner surveyor is regulated by RICS or RPSA and carries professional indemnity insurance, and we verify that before they join the network.

2. Quotes and prices

Quotes are based on the information you give us about the property — principally its type, value band and location. If the property turns out to be materially different from what was described, we may need to revise the price, and we will tell you before any work is done.

All prices are quoted inclusive of VAT unless stated otherwise. A quote is valid for 30 days from the date we issue it.

3. Booking

A booking is confirmed once you have accepted the quote and we have confirmed a date with a partner surveyor. We will confirm the appointment in writing and tell you who the surveyor is.

4. Access to the property

You are responsible for making sure the surveyor can get into the property at the agreed time, and for telling us about anything that affects access — locked outbuildings, tenants in occupation, restricted roof or cellar access, or anything else relevant.

If the surveyor attends and cannot get in, or the inspection cannot go ahead for a reason outside our control, we may charge a reasonable abortive fee to cover the surveyor’s time and travel.

5. The survey and the report

The survey will be carried out to the scope of the survey level you have booked. Each level has limits — a Level 2 survey is not a Level 3, and no survey of any level opens up the fabric of a building or tests services unless that is separately agreed.

Reports are normally delivered within 5–7 working days of the inspection. The report is prepared for you and for the purpose stated in it. It should not be relied on by anyone else, or for any other purpose, without the surveyor’s written agreement.

The professional opinion in the report, and responsibility for the standard of the inspection and reporting, rest with the regulated surveyor who carried out the work and signed the report.

6. Cancellation

If you are a consumer, you have the right to cancel within 14 days of making the booking, without giving a reason. If you ask us to start arranging the survey within that 14-day period and the survey then goes ahead, you may be charged for what has already been done.

If you cancel or reschedule with less than 24 hours’ notice of the appointment, we may charge a reasonable fee to cover the surveyor’s committed time.

7. Payment

Payment terms will be set out in your booking confirmation. Where a survey has been carried out, the fee is payable whether or not you go on to buy the property.

8. Complaints

Where a complaint concerns the survey, the inspection or the professional content of the report, it is dealt with under the complaints handling procedure of the regulated surveyor who carried out the work, as required by RICS or RPSA. We will pass your complaint on and help you through that process. If it cannot be resolved, that procedure gives you access to an independent redress scheme.

9. Our liability

We are responsible for arranging your survey with reasonable care and skill. We are not responsible for the professional content of the survey report itself, which is the responsibility of the regulated surveyor who produced it and is covered by their professional indemnity insurance.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited or excluded. Nothing in these terms affects your statutory rights as a consumer.

10. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
