Required whenever you settle your equity loan

If you bought your home with a government Help to Buy: Equity Loan, you'll need an independent valuation at three key moments.

  • Repaying (redeeming) the loan — settling the outstanding equity percentage, often when you remortgage.
  • Staircasing — making a part repayment to reduce the share the government owns.
  • Selling the property — Target needs an open-market value to calculate what's owed on completion.

The amount you repay is based on the current market value of your home, not what you originally paid — so an accurate, independent figure protects you from over- or under-paying.

Why can't my estate agent do the valuation?

Because Target and Homes England require an independent valuation by an RICS Registered Valuer working to the Red Book. An estate agent has an interest in the sale and isn't a regulated valuer, so their market appraisal won't be accepted.

How long is the valuation valid?

Three months from the date of valuation. If your repayment or sale doesn't complete within that window, Target will usually ask for a fresh valuation, so it's best to instruct us once your timeline is clear.

What does Homes England / Target actually need?

A Red Book valuation by an RICS Registered Valuer, based on a physical inspection, giving the current open-market value and supported by comparable evidence. We prepare the report in exactly the format they expect.

How fast can you turn it around?
