What's the difference from an estate-agent appraisal?

An agent's appraisal is a free marketing estimate, often pitched to win your business. Our market valuation is an impartial, Red Book figure from an RICS Registered Valuer, supported by comparable evidence and set out in a formal signed report you can rely on.

Can I use it for CGT or company accounts?

Yes. A Red Book market valuation is exactly what HMRC, accountants and auditors expect for capital gains tax calculations and for recording a property as an asset in company, trust or pension accounts.

How long does it take?

We usually attend within a few working days of booking and return the completed report shortly after the inspection, so you can act on the figure without delay.

What does "market value" actually mean?

Market Value, as defined in the RICS Red Book, is the estimated amount a property should sell for on the valuation date between a willing buyer and a willing seller, each acting knowledgeably and without compulsion. It's an objective, internationally recognised basis — not an asking price.
