What is a Level One RICS Survey?

So, what is a level one RICS survey?

Previously known as the 'condition report', the level one RICS survey is the most affordable survey available. With this affordability, comes a basic - yet comprehensive survey of a property. The level one RICS home survey is typically aimed at newer homes that are made with common materials and are in a generally good condition.

If you're looking to purchase a property that was built more than five to seven years ago, or has visible signs of damage, wear or extensive changes made to its original features, then a level one RICS survey may not be right for you. In this case, we would consider a level two or level three home survey.

What does a level one RICS survey include?

  • Visual inspection of the property to assess general condition
  • Summary of risks and obvious surface-level issues
  • 'Traffic light' ratings of the condition of various parts of the building and property

What does a level one RICS survey NOT include?

  • Property valuation
  • Professional advice on the works, maintenance or repairs needed following the report
  • Tests on building fabrics

The benefits of a level one RICS survey

Level one RICS surveys are best suited to properties that are relatively new with no obvious signs of damage or wear. Because of this, this makes this survey the most affordable. Although basic, it is still comprehensive, covering everything you may need to know about a newer property, and is delivered in a quicker time frame of just a few days.

How much does a level one RICS survey cost?

A level one RICS survey is the most affordable of surveys, however each survey is tailored to individual properties, therefore the cost can vary slightly. Get in touch and contact our expert team today to arrange your level one RICS survey.
